Volumetric modular — fully complete buildings delivered to site. The Ginkgo Pod is a builder-led modular product: designed in-house and delivered as a complete volumetric module, with fabrication coordinated through specialist trades and contractors rather than a company-owned factory. Internal fit-out and joinery are produced in-house. This hybrid model combines the spatial efficiency of volumetric modular construction with the quality control of a custom building approach.

Steel, timber, mass timber (engineered wood, CLT, GLT), aluminium, concrete, composites. External cladding includes custom cassette panels (Colorbond); windows are aluminium double-glazed. Interior finishes include engineered timber flooring, Japanese tatami, custom stonework, and bespoke joinery in Tasmanian oak.
